S.I.R.E.F. focuses on developing real estate projects and integrated townships in residential, office, retail and hospitality targeted at the mid-market and the business market segment.
Residential : This segment is expected to add thanks to a shortage of over 20 mn housing units and incremental demand of 8-10 mn units p.a.
Office : An incremental demand for 150 mn sq.ft. of office space by 2010.
Retail : Needed investment of $25 bn to meet demand by 2010.
Hospitality : Growth rate of 8.8% in tourist arrivals over the next 10 years, that has created a huge demand for hotel rooms.

S.I.R.E.F. is targeting early stage middle and business class development projects in Residential, Commercial, Retail and Hospitality. The investment and management team integrate market knowledge, research, anticipation technology, and extensive international experience to create the best value and internal rate of returns.

Unlike other real estate funds operating in India, S.I.R.E.F. has a unique strategy in place. S.I.R.E.F. operates in a niche market segment, which we believe will result in a focussed approach leading to better return.

Business model control risk / rentability
S.I.R.E.F.'s business model has limited exposure to real estate volatility. Strong demand in the target segment coupled with changing social dynamics will ensure long-term profitability even in relatively weak cycles.

Significant upside potential for investors
S.I.R.E.F.'s proposed public issue on the London Stock Exchange will allow for an easy entry-exitoption for potential investors. Unlike most closed-ended funds, S.I.R.E.F.'s strategy is to reinvest its operating cash flow into further land acquisition and development. We believe that this strategy, coupled with the liquidity of the stock on the LSE, will reflect in P/E multiple-based valuations as opposed to an NAV valuation in the future.
